Prior to starting your application with our company, you should review our guide below. This guide will help you easily complete our application. By following these steps, you also help us process your application at a faster pace.

Who Applies

Everyone over the age of 18 that will be an occupant must complete their own application. Dependents under the age of 18 do not complete applications but you must list them within your application. After you complete your application, a Share Link will be provided to you to share with your co-applicants. This Share Link automatically links their application to yours.

Interested in Multiple Rentals

Complete an application on the rental you prefer. We can always move your application to another property at no-cost. There is no need to complete another application for another property. Your application and screening report is valid with our company for 30 days.

Timeframe to Process Your Application

The average time to process an application is 3 – 5 business days from when all applications are submitted. Delays are usually caused by missing documents, missing applications, or slow reference verifications.

Documents Needed

You will need to upload a photo of a valid Government Issued Identification. You will need your two most recent pay stubs. If pay stubs are not available or your are self employed, you will need to provide three months of bank statements. If you have multiple sources of income, you will need to provide these documents for each source of income.


When completing the application, you will need to enter your Social Security Number (SSN). If you do not have a SSN, then you may use an Individual Taxpayer Identification Number (ITIN). If you have neither a SSN or ITIN, then please contact our leasing manager at


Section 8 or Other Third-Party Voucher Program

Yes! We do work and accept this-party voucher programs. This does change the income qualifications so it’s important you upload a copy of your voucher to the application. If you do not have a copy of your voucher, please request one from your case worker. Other acceptable documents would be a statement letter, transcript letter, benefits verification letter, etc.

Pets and Animals

Our standard policy is: No pets, but Service and ESA animals are ok. Proper documentation is required and you can upload it to your application. If a rental property allows an animal classified as a “Pet”, these details will be provided within the rental listing along with any restrictions.

Instant Income Verification

We have a great feature that allows you to connect your bank account to instantly verify your income. Income documents are still required but this helps avoid delays from employer verifications. This is optional and you are not required to complete this step. Please note, this feature does not work with all banks but does work with most major banks.

Multiple Applications

In the event of multiple applications, the highest and best qualified candidate will be selected.

Income Requirements

We require at least 3x the asking rent as monthly gross household income. Gross is before tax deductions. Household income means we add every applicant’s income in your group and base qualification on the total amount. If you do not meet the 3x threshold but meet at least 2.5x threshold, we will still present your application to the property owner for a possible Conditional Approval. You may still be denied but if conditionally approved, this means a higher deposit or rent rate would be required.

Credit Requirements

Every applicant must have at least a 600 credit score with no negative accounts and good rental history with prior landlords. A negative account is a collection, judgment, bankruptcies, eviction or tradeline with missed or late payments.

Application Fees

Fees are nonrefundable and cover the cost of processing your application and running a screening report. You are entitled to a copy of your screening report. Within the application, you will have the option to request a copy.

Rental History

We require at least seven (7) years of rental history. Be prepared to provide your landlord(s) name and contact information so we can verify information.
